With 14 years in Malaysia’s real estate industry, Balwin has built a reputation as a trusted name in commercial property, specializing in hotels, land, and en bloc (collective sale) transactions. His expertise lies in complex, high-value deals that demand sharp negotiation, deep market knowledge, and the patience to see them through to close.
Beyond deal-making, Balwin brings a rare, full-circle perspective to property investment. Over the past 5 years, he has built a portfolio spanning Airbnb operations, car rental, interior design, multi-property management, property inspections, and after-rental guest services, all under one roof. He also owns a travel and tour company, and he leases and solely operates a 5-story hotel. That gives him ground-level experience in everything from guest operations to property upkeep and revenue management.
This combination sets Balwin apart. He doesn’t just list properties. He understands how they’re used, managed, styled, and monetized, which lets him advise clients and investors with insight few negotiators can match.

A legacy of 14 years, a new name
Where it began
Balestate grew out of more than a decade spent inside the property industry. In 2019, that experience became Le Arte Suites, a company built around a simple belief: property deserves to be cared for with the same attention to detail as a work of art. Le Arte Suites focused on interior design, property inspection, and property management, giving owners one trusted partner to shape, protect, and manage their assets.
Those years taught us something important. The most valuable properties aren’t just bought and sold. They are understood. Every site, building, and development has a story, and the right buyer or partner only appears when that story is told well.
Le Arte Suites has now closed its doors, and its legacy continues as Balestate. The name has changed, but the standards, relationships, and 14 years of hands-on experience carry forward.
Balestate is a more focused vision. Rather than covering every corner of property, we specialise in the segment where experience matters most: high-end and commercial real estate.
